Resin bonded driveways across the Highlands and Islands

A resin bonded driveway is a solid base coated with a layer of resin onto which loose aggregate is scattered. The stones stick to the resin, giving a textured, gravel-like finish that is grippy underfoot. Unlike resin bound, it is not permeable.

Resin bonded is the scatter-coat system. The resin is rolled onto a solid, sound base, the aggregate is broadcast over it until it is fully covered, and once the resin has cured the excess stone is brushed off and reused.

Projects we quote in and around Inverness include overlaying sound tarmac on a two-car drive, adding a channel drain where a drive falls towards the garage and widening a drive into the front garden for a second car.

Prices in the Highlands and Islands

For the Highlands and Islands, where typical costs are a little below the UK average, these are the ranges we would expect before seeing your property.

Resin bonded driveways: £35–£95 per m².

Worked example: a 33 m² drive in the Highlands and Islands laid as an overlay on sound tarmac or concrete would typically come to about £1,050–£1,700. The same area with a dig-out and new base would be nearer £2,000–£3,050.

Planning in the Highlands and Islands

Scotland's householder permitted development rules allow many hard surfaces at a house where the surface is porous or water drains to a permeable area within the property. Resin bonded is not permeable, so on a front garden it needs to drain to a permeable area within your property.

Flats, listed buildings and conservation areas are treated differently, so if any of those apply we suggest a quick check with your council's planning team before work starts.

Weather and working days

The Highlands and Islands have short laying seasons and wet, exposed weather, so materials and timing are planned well ahead. Spring to autumn offers the most laying days in the Highlands and Islands, but dry, mild winter days can work too.
